Martin Walton is experienced in dealing with rent reviews and all types of commercial
property. Fees are usually based upon a small fixed charge and a percentage
of the reduction or increase obtained in the rental, depending upon whether
we are acting for landlord or tenant. We are also prepared to quote a fixed
fee basis and are able to deal with references to independent expert orarbitration
under the terms of most commercial leases. We are prepared to offer a free
consultation to any landlord or tenant involved in a rent review at our
premises, and at their own premises at a modest charge. Our fee structure
is tailored to ensure that clients should only pay for advice which is of
some benefit in their rent review dispute.

The procedures
that occur at the end of a lease arecomplex and almostalways require advice
from a solicitor. There are however a number of tactical options both landlord
and tenant have, and it is vitally important that both landlords and tenants
consult a surveyor at least twelve months before the end of a lease to discuss
the options for the method of terminating the lease and the renewal of the
lease by either party. We have years of experience of dealing with these
lease renewal matters and liaise closely with lawyers in respect of ensuring
that either landlord or tenant has their position protected when they come
to the end of a commercial lease period. There are many pitfalls for both
parties and it is important to take advice at an early stage.

Taylor & Wood Commercial carry out valuations for varied purposes including transfer of property
between related parties, Inheritance Tax and valuations where you have identified
a buyer for a property and simply want to know what it is worth. We do not
normally carry out bank valuations for funding purposes and most of our
valuation fees are based upon 0.2% of the valuation subject to a minimum
fee of £250 plus VAT. We are particularly experienced in dealing with valuations
which are important for tax and trust purposes, and we are happy to give
initial advice without obligation and to tailor a valuation service as appropriate
for your needs.

We are able to offer advice on the compulsory acquisition of commercial
and residential property, including the negotiation of business and domestic
disturbance claims and, if required, negotiations for the diminution in
value of property where no land is taken following the construction of a
major building project or road. In proper compulsory purchase proceedings
most of the fee is usually paid by the acquiring authority and we are happy
to appraise the situation without obligation initially to identify whether
this is the case.
